Hiring a general contractor? What questions should you ask?

1. How does it look in the beginning?

Development projects require careful planning before any construction work can begin. A comprehensive preconstruction plan is crucial to establish a budget, schedule, and procurement details within the project timeline.

It’s important to monitor and maintain these aspects throughout the project. When selecting a commercial general contractor, it’s essential to consider their workload. A contractor who is actively working on projects is a good indicator of their reliability. If a contractor has no projects lined up six months from now, it’s worth asking why. A reputable commercial contractor will have a busy schedule throughout the year.

 

2. What is the day to day routine?

This is where our plan of action comes to play. We will create a project schedule and designate supervisors to oversee the entire construction process.

This will ensure clear communication and accountability for who is working on-site and when. Global Construction Group will provide a detailed list of personnel present at the construction site throughout the project.

 

3. How often will you update me on the progress of my project?

During the planning stage, your chosen contractor should provide updates on the progress of your project every three weeks at a minimum. The on-site engineer will oversee day-to-day operations and you can contact the contractor with any questions, comments or concerns.

You will also be able to specify when and how you want to receive communications from your construction team. Communication is vital to ensure your expectations are met and to build trust.

 

4. What subcontractors will work on my project?

Our commercial general contractors work with a variety of subcontractors to ensure the success of each project. These subcontractors include concrete companies, framers, roofers, electricians, plumbers, carpenters, welder, waterproofing specialists and site subcontractors. Before the start of your project, we will provide you with a comprehensive list of all subcontractors that will be working on your project.

 

5. What is the payment schedule?

During the planning phase of your project, it is important to discuss payment terms with your commercial general contractor. This will ensure that there are no surprises when it comes to the due dates and amounts of payments. By having a clear understanding of the payment terms, you can avoid any potential financial issues that may arise during the project.

 

6. What problems do you anticipate, and how will you resolve them?

Even though we all want our plans to go off without a hitch, good planning takes into consideration unforeseen circumstances. Weather-related delays could occur. A site analysis may not have identified big subsurface rocks that are 10 meters below the surface after we begin excavating there. Due to the delayed supply, materials were delayed. Materials that were broken, damaged, or the incorrect goods were delivered to the site.
